Host Performance Guide

Updated yesterday

Hosting on Peerspace is more than just listing your space—it’s about creating a reliable, responsive, and professional experience for guests. Hosts who maintain strong performance metrics are more likely to succeed, get more bookings, and stand out in search.

Here's how you can improve across each of our key performance areas to avoid impacts to your listing visibility and hosting eligibility.

Key Performance Metrics

Responsiveness

How quickly and consistently you reply to new inquiries

Booking Conversion

% of inquiries that become bookings

Booking Count

Total number of completed bookings

Contact vs. Booking Value

The estimated value of inquiries vs. total of transacted bookings

Cancellations & Declines

Total number of host cancellations and booking request declines

💬 Responsiveness

🏆 Top hosts respond in less than 2 hours on average

At risk threshold: 3+ missed messages or expired booking requests in 90 days

Tips to Improve:

  1. Use the mobile app for real-time notifications and easy message replies.

  2. Create easy, quick reply templates:

"Thanks for your inquiry! I’ll review the details and get back to you shortly."
"Thanks for reaching out! Can you please provide more details about your event?"

  3. Report unsolicited messages to our host support team.

📈 Booking Conversion

🏆 Top hosts convert 50% or more of inquiries into bookings

At risk threshold: Less than 10% of inquiries convert into bookings

Tips to Improve:

  1. Use invite-to-book to send one-time custom offers. You can customize pricing, attach add-ons, and include specific notes about discussed offer.

  2. Keep your booking availability up-to-date. You can manually blocking dates you are unavailable or sync your calendar to automatically block booked dates.

  3. Use accurate, transparent pricing. This means hourly price includes space clearly depicted in photos.

  4. Complete listing FAQs such as Event FAQ and Production FAQ to answer key questions about space and offerings and improve your rank in search.

  5. Create add-ons to offer food, beverage, service, or equipment packages. You can price each add-on per person, per item, per hour, or flat rate fee.

📅 Booking Count

🏆 Top hosts 6+ bookings every 90 days

At risk threshold: 0 bookings in 12+ months

Tips to Improve:

  1. Upload 20+ high-quality images to your listing(s) to showcase the space, various set ups, as well as guests utilizing your space. Ensure images of the space is what's included in the hourly rate.

  2. Price your listing competitively to similar spaces with similar offerings in your area. Utilize pricing feature tools such as calendar pricing to priced based on day or time and attendee pricing to price based on number of attendees. Learn more about pricing strategies.

  3. Add a “Book Now” button to your website that directs guests to your Peerspace listing(s) to streamline booking process for visitors. Promote your listing externally by adding your live listing link to your social bios and email signature.

💰 Contact and Booking Value

At risk threshold: Contact value of inquiries is 10x greater than booking value transacted on platform

Tips to Improve:

  1. Ensure your listing pricing, rules, requirements, and offerings are accurate. If you have strict booking requirements, these should be clearly stated in your description, rules, and FAQs.

  2. Phone and in-person chats are okay —but ensure you transact the booking through Peerspace. Directing guests to book or make any payments outside the platform are a violation to Peerspace host terms and puts your hosting eligibility at risk.

  3. Use invite-to-book to send one-time custom offers. You can customize pricing, attach add-ons, and include specific notes about discussed offer.

❌ Cancellations & Declines

At risk threshold: excessive frequency of host cancellations and declined booking requests; unexcused cancellations and excessive declines due to availability.

Tips to Improve:

  1. If a booking request does not meet specific requirements, please indicate details when declining a request and use invite-to-book to send the guest a custom offer.

  2. Keep operating hours and calendar(s) up-to-date. Pro-tip: sync a google calendar.

  3. Ensure your listing pricing, rules, requirements, and offerings are accurate. If you need to pause your listing, submit a request with our support team.
