When guests search on Peerspace, our system ranks spaces to help them find the best fit for their booking. We consider a variety of factors to make sure the most relevant, high-quality spaces for their search appear first, while also giving guests the ability to sort and filter the results. As a host, understanding how this works can help you showcase your space more effectively, and reach the right guests for your space.
Search Starts with Guest Needs
We know one size doesn’t fit all for space options. Guests can always choose to sort or filter by Price, Ratings, Availability, Attendee Count, Style, and more. Keeping your listing accurate and appealing ensures you show up when your space is the right match. A clear, competitive, and up to date listing isn’t just good for rankings, it’s good for bookings. By focusing on factors you can control, you increase your chances of being discovered by guests looking for exactly what you offer.
Factors That Can Impact Your Placement
Relevance to the Guest’s Search
We aim to show guests spaces that are the best fit for their specific activity. We consider factors including location, requested dates and times, space type, capacity and size of the space to make sure search results are tailored to each guest’s needs.
Host Reliability
We factor in host metrics like response times, high acceptance rates for bookings, up-to-date calendars, particularly those using our calendar sync feature, to show guests space that they can book with confidence. Providing a great experience for guests from when they are first looking at your listing, all the way through to their event experience, will help ensure your host metrics are strong.
Listing Quality and Guest Experience
Spaces with clear, high-resolution photos, accurate descriptions, and complete details are more likely to appear higher in results. Review scores, positive feedback, and repeat bookings can all signal a great experience to future guests, and help us show your space to the right potential guests as they search.
Top 5 Steps You Can Take
While the guest’s search has an impact on what listings are shown, there are steps that hosts can take to help make sure they show up in the right searches. Here are our Top 5 factors that hosts have 100% control over:
1. Create a great listing
A strong listing is the foundation for visibility on Peerspace. Guests are more likely to find and book your space when it’s presented clearly and professionally. Here are a few tips to create a great listing:
Write a detailed description that highlights your space’s features, amenities, and the types of events it’s best suited for.
Upload high quality, full width images that showcase your space in good lighting and from multiple angles. Include photos of key details guests are about, like seating, decor, outdoor space, and amenities.
Bring your space to life from every angle by adding videos and 3D tours to help guests explore your space and get inspired to book.
Keep your listing accurate and up to date with availability, pricing, and host rules. This helps set clear expectations and builds trust with guests.
Highlight what makes your space unique, whether it’s the location, the architecture, the lighting, or special features.
A detailed listing not only increases your chances of appealing in relevant searches, but can also help you convert views into bookings. For more information, check out our page on creating The Perfect Peerspace Listing.
2. Accept bookings and limit cancellations
Accepting more bookings signals to guests that your space is available and reliable, which can help improve your visibility in search results. Similarly, host-initiated cancellations can negatively impact your visibility in search. Cancelling a booking inconveniences guests in a significant way and reflects poorly on the security of our marketplace. If you need to cancel, we recommend working with the guest to try to reschedule. Excessive cancellations may result in further penalties, so be sure to familiarize yourself with our cancellation and refund policy.
3. Response quickly and convert inquiries into bookings
Host response time, booking request acceptance rate, and inquiry conversion rate are all factored into our system and are critical to staying competitive. When you receive a booking request, accept it promptly if it’s a good fit. For inquiries, use a custom offer to turn a qualified lead into a confirmed booking whenever possible. If the request isn’t suitable, it’s always better to decline promptly rather than to let it expire. Expired bookings are treated the same as unanswered inquiries and can negatively impact your standing. Downloading the mobile app and enabling text messages can help you remain responsive while on the go.
4. Ensure accurate availability
Accurate availability is key to success on Peerspace. Keeping your calendar up-to-date helps you attract more qualified guests and spend less time messaging back and forth. We recommend you sync your calendar and enable Instant Book to make the process even easier for you and potential guests. Keeping your calendar accurate is essential—when guests see availability and then find out your space is not actually available as shown, it creates a frustrating experience that can lead them to book elsewhere. Additionally, repeated declines due to unavailability are factored into our search algorithm and will reduce your listing's visibility, making it harder for guests to find you.
5. Complete relevant FAQs and add-ons
If your listing is available for Events or Production, be sure to complete the Event and Production FAQs and provide details on any add-ons your space offers. This information helps us get your listing in front of the right potential guests.

Frequently Asked Questions
Do I need to decrease my prices to rank higher on Peerspace?
No, decreasing your price will not improve your ranking on Peerspace. Search results prioritize relevance to each guest’s needs and overall quality of the listing, not just price. Keeping your listing accurate, visually appealing, and supported by strong host metrics is the best way to set your listing up for success. The one exception to this is if your rate is very far above the rates of comparable spaces – in that case, adjusting closer to the market can help.
Why does my listing's ranking change so often?
Every guest uses search differently – from the event type they select to the filters they apply – so the results are tailored to what’s most relevant for them. Rankings also adjust based on host metrics that change over time. Because of these factors, your listing will naturally appear in different positions across searches. This ensures guests see the best match for their needs, while giving your listing opportunities to be discovered in a variety of contexts.
What factors influence my listing’s position in search results?
Search results are personalized to each guest’s search, so your listing’s position will depend on what they’re looking for, like the event type they select and the filters they apply. Beyond guest choices, factors including your response rate, reviews, booking history, and how complete and accurate your listing are can also impact where your space appears. Together, these factors help ensure the most relevant spaces surface for every search.
Can I manually adjust my listing’s sort order?
Sort order can’t be manually adjusted. Search results are designed to reflect what’s most relevant for each guest, based on their filters, event type, and other factors. While you can’t set your own ranking, you can influence visibility by keeping your listing up to date with accurate details, great photos, and strong host metrics. Hosts that are interested in additional visibility can also consider the Promoted By Host program. This program allows hosts to bid for premium placement at the top of selected keyword search results in their city. The top three highest bids secure placement from the first to the last day of the designated promotional month. To learn more, click here.
How do guest filters affect sort order?
When guests apply filters like dates, amenities, price, or event type, search results adjust to highlight the spaces that best match those selections. That means your listing may move up or down in visibility depending on whether it fits a guest’s specific criteria.
What can I do to improve my ranking / increase my visibility?
The best way to improve your visibility is to focus on the factors that make your listing both relevant to guests and appealing in search. Make sure your listing is complete, with high-quality photos and accurate details. Respond quickly to inquiries, maintain positive reviews, and keep your calendar up to date. Since search results adapt to guest filters and event types, the more your listing clearly showcases what it offers, the more likely it is to surface when guests are looking for a space like yours.
Is demand seasonal?
Guest needs often shift with the seasons. For example, warmer months may bring more outdoor celebrations, while colder months might lead to more indoor gatherings. Because demand changes throughout the year, the types of spaces guests search for and book will vary season to season.
