Your dashboard compares your rate to Power Hosts with similar spaces, so you can see where you have room to improve.
What Drives a Guest to Inquire
Once a guest clicks into your listing, they are evaluating whether your space is the right fit. They look at your photos, description, pricing, and calendar availability before deciding to reach out. If any of these feel incomplete, unclear, or off-putting, the guest may leave without sending an inquiry.
How to Improve Your View to Lead Rate
1. Add More High-Quality Photos
Guests want to see exactly what they are booking. Listings with 20 or more photos and consistently outperform those with fewer.
Show the space from multiple angles, including wide shots and detail shots.
Include photos of different setups or configurations if your space is versatile.
Show amenities that are included, such as seating, lighting, AV equipment, or kitchen access.
Make sure every photo is well-lit and high-resolution.

2. Add a Video Tour
Video tours bring your space to life and help guests feel confident about booking. You can add a YouTube, Vimeo, or Matterport tour link directly to your listing gallery.
To add a video or tour, go to your My Listings page and edit your listing photos. Note that videos and tours cannot be one of the first five items in your media gallery.

3. Write a Compelling Description
Your description should answer the questions guests have before they ask. Be specific about what makes your space great and what is included.
Describe the space layout, capacity, and standout features.
Clearly state what is included in the hourly price versus what costs extra.
Mention the types of events your space works best for.
Keep paragraphs short and scannable.
4. Complete Your Event and Production FAQs
Guests searching for events or productions want to know specifics, such as catering policies, load-in details, parking, noise restrictions, and equipment availability. Filling out your FAQs answers these questions upfront and helps your listing rank higher in relevant searches.
To complete your FAQs, go to your My Listings page and look for the Event FAQ and Production FAQ sections.
5. Keep Your Calendar Up to Date
Nothing kills a potential inquiry faster than a guest finding out your space is unavailable after they have already spent time reviewing your listing. An accurate calendar builds trust and reduces wasted effort for both you and the guest.
Sync your Google, iCloud, or Outlook calendar so availability updates automatically.
Manually block any dates you know are unavailable.
Review your calendar regularly to catch any gaps.
6. Make Sure Your Pricing Is Accurate
Guests compare pricing across multiple listings before inquiring. If your pricing seems unclear or inconsistent with what your listing shows, they may move on.
Set up day-of-week pricing and time-of-day pricing to reflect different demand periods.
Use attendee-based pricing if your costs scale with group size.

7. Create a Custom Peerspace URL for Your Space
Drive more traffic to your listing by sharing a custom Peerspace URL on your website, social media, or email signature. More views from qualified guests means more potential leads.
To create your custom URL, go to your My Listings page and click the share icon on your listing. From there, you can generate a custom link to use anywhere you promote your space.
