💬 Responsiveness

🏆 Top hosts respond in less than 2 hours on average.

Responding within 2 hours makes you 3× more likely to secure a booking!

Tips to Improve:

  1. Use the mobile app for real-time notifications and easy message replies.

  2. Create quick reply message templates such as

"Thanks for your inquiry! I’ll review the details and get back to you shortly."

  3. Pause Listing Feature - pause and resume your active listings at anytime. Perfect for temporary situations you will be unavailable to answer guests.

  4. Report spam, suspicious, and inappropriate messages to our host support team.

At risk threshold: If 2+ guest inquiries or requests do not receive a response, your listings may be paused. Repeated unresponsiveness may result in listing deactivation.

📈 Booking Conversion

🏆 Top hosts convert 70% or more of inquiries and requests into bookings.

Booking conversion directly impacts your ranking in search and eligibility for additional exposure such as Open Door Awards, Promoted by Host, and social marketing opportunities.

Tips to Improve:

  1. Enable Instant Book - more than 50% of bookings are with Instant Book listings

  2. Ensure pricing is accurate and reflects what’s included in the booking with no surprises. Use features such as attendee pricing and calendar pricing as needed.

  3. Keep your availability accurate (see more tips below).

  4. Complete listing FAQs such as Event FAQ and Production FAQ to answer key questions, minimize booking friction, and improve your rank in search.

  5. Create add-ons to offer food, beverage, service, or equipment packages. You can price each add-on per person, per item, per hour, or flat rate fee.

If a booking request does not meet your booking requirements, please indicate details when declining the request. You can also send the guest a custom offer to encourage them to book with appropriate requirements.

At risk threshold: If there is a pattern of qualified inquiries and requests that do not convert to bookings, your listings may be paused or deactivated.

📅 Availability Accuracy

🏆 Top hosts have less than 5% unavailability flags.

Over 70% of bookings happen within 4 weeks of first contact!

Tips to Improve:

  1. Keep your listing calendar accurate by spending 10 minutes each week confirming your availability for the next 6 weeks.

  2. Sync an external calendar for automatic updates

  3. Ensure your operating hours are accurate and reflect the days and times you allow bookings in your space.

  4. Pause Listing Feature - You can now pause and resume your active listings at anytime. Perfect for temporary unavailability situations such as renovations, seasonal spaces, or extended vacations.

✅ Platform Compliance

🏆 Top hosts have direct booking links to Peerspace on their website and socials.

Booking transactions must remain on the platform to maintain hosting eligibility. Keeping all services and payments on the Peerspace platform protects you with every booking through our comprehensive coverage and host benefits such as

  • $1,000,000 General Liability Insurance

  • $25,000 Property Damage Guarantee

  • Protected Payments

  • Fraud Protection

Tips to ensure platform compliance:

  1. Add a video tour to your listing to reduce requests for in-person site visits. The listing should transparently and clearly display booking details and requirements, making it easy for guests to book the space directly with minimal friction!

  2. Site tours and phone calls can be a great way to give guests confidence in your venue, but booking transactions must remain on platform. Encourage guests to book on platform prior to a site visit.

  3. Use invite-to-book to send one-time custom offers. You can customize pricing, attach add-ons, and include specific notes about discussed offer.

  4. Add your Peerspace profile page to your website and socials. You can also request a custom URL.

At-risk threshold: If there is evidence of offline transactions or a pattern of site visits or off-platform communication that does not result in bookings, your account may be at risk of suspension.

🤝 Guest Experience

🏆 Top hosts maintain a 4.8 or above average rating

Guest experience reflects how guests feel about the entire booking journey from viewing your listing to post-event follow-up. Guest feedback often reflects performance across multiple areas, including responsiveness, accuracy, communication, and overall professionalism.

Strong guest experiences lead to better reviews, repeat bookings, and increased visibility on the platform.

Tips to Improve:

  1. Showcase your space - Upload 20+ high-quality images to your listing(s). Ensure images of the space is what's included in the hourly rate.

  2. Set clear expectations upfront - Ensure listing pricing, rules, requirements, and offerings are accurate and easy-to-understand. Use Production and Event FAQs to proactively answer common questions and minimize booking friction.

  3. Communicate proactively - Respond promptly to guest messages and have clear arrival instructions. You can also create message templates so you can send reminders about rules, parking info, and setup/clean up expectations.

  4. Prepare the space the day of booking - Make sure the space is accurately represented in your listing photos and description. Cleanliness, organization, and readiness go a long way in guest satisfaction.

  5. Follow through after the booking - Check in with guests post-event and address any issues promptly. Positive experiences often lead to strong reviews and repeat bookings.

At risk threshold: Negative guest reviews, repeated guest complaints, or failure to meet guest expectations may result in listing visibility reduction, pauses, or deactivation.
