How to Convert Site Visits into Bookings

Your Site Visit Conversion Rate measures how often a guest who visits your space in person goes on to book. This is one of the strongest signals of how well you are closing interested guests, because someone who takes the time to visit is already seriously considering your space.

Most hosts who offer site visits are able to convert 50% or more of those visits into accepted bookings. If your conversion rate is below that benchmark, a few small changes to your follow-up process can make a significant difference.

How to Improve Site Visit Conversion

1. Recap every site visit in Peerspace messaging

After every site visit, send the guest a message through the Peerspace platform summarizing what you discussed. This serves two purposes.

First, it confirms details and sets clear expectations. If you discussed specific pricing, timing, setup arrangements, or anything that differs from your standard listing, putting it in writing avoids confusion and protects both you and the guest if a dispute comes up later.

Second, it keeps the conversation alive on Peerspace, which makes it easy for the guest to move straight to booking when they are ready. If the conversation moves to text or email after a visit, it is much harder to bring it back.

What to include in your recap message:

- Thank the guest for visiting

- Confirm the event date, time, and expected duration

- Recap anything specific you agreed on (pricing, setup, access, amenities, rules)

- Let them know you will be sending an offer they can accept directly on Peerspace

2. Send an custom offer right after the visit

This is the single most important action you can take. If a guest is interested during or after a site visit, send them an Invite to Book offer through your Peerspace inbox.

You do not need to wait for the guest to send a booking request. Go to your original inquiry with the guest in your Peerspace inbox and click the Invite to Book button.

You can send an offer based on the dates and times they originally requested, or customize the pricing if you discussed different terms during the visit. The guest will have 7 days to accept or decline.

Sending an offer gives the guest a clear, one-click path to confirm the booking. Without it, interested guests often intend to book but never get around to it because there is no prompt to act.

3. Follow up if the guest has not responded

If you send an offer and do not hear back within a day or two, send a quick follow-up message. Something simple works: "Just wanted to check in and see if you had any questions after your visit. The offer I sent is available for you to accept whenever you're ready."

Guests are often comparing multiple spaces. A timely follow-up keeps your space top of mind without being pushy.

4. Ensure pricing discussed during the visit matches your offer

If you and the guest agreed on pricing during the site visit that differs from your listed hourly rate, make sure your offer reflects that. Nothing kills a deal faster than a guest receiving an offer with a different number than what they were told in person.

5. Remind guests that bookings must be made through Peerspace

All bookings need to be requested and paid for through the Peerspace platform. This protects both you and the guest with payment processing, cancellation policies, and liability coverage.

If a guest asks to book directly or pay outside of Peerspace, let them know the booking needs to go through the platform and that you will send them an offer they can accept with one click. Making the on-platform path the easiest path is the best way to ensure this happens naturally.
